By making a reservation through Access Alaska Rentals (operated by Green Earth Landworks LLC), you agree to these Terms and Conditions in full. If you do not agree, please do not book through our platform.

All reservations are subject to availability. A reservation is confirmed only upon receipt of full payment via our secure checkout. Prices are displayed in US dollars and include applicable cleaning fees. Nightly rates may vary by date.

Security deposit: A security deposit authorization hold may be placed on your card at time of booking. This hold is released within 7 days of checkout provided no damage has occurred. The hold is not a charge and does not affect your available balance unless a claim is made.

Cancellation terms are displayed at the time of booking and vary by property and season. Please review the cancellation policy on your property page before completing your reservation. By completing payment, you acknowledge and accept the stated cancellation terms.

To request a cancellation, contact us at stays@accessalaskarentals.com as early as possible.

Check-in: 4:00 PM Alaska time or later on your arrival date.
Check-out: 11:00 AM Alaska time on your departure date.

Early check-in and late check-out are subject to availability and must be confirmed in advance. Failure to check out on time may result in additional charges.

You agree to:

• Occupy the property only with the number of guests declared at booking
• Treat the property and its contents with reasonable care
• Follow all house rules provided in your pre-arrival information
• Not use the property for parties, events, or commercial purposes without prior written consent
• Not smoke inside any property
• Comply with local noise ordinances and be respectful of neighbors

Violations of property rules may result in immediate termination of your stay without refund and additional charges for damages or cleaning.

You are responsible for any damage to the property or its contents caused during your stay beyond normal wear and tear. We will document any damage and notify you within 72 hours of checkout. Claims will be charged to your payment method on file or deducted from the security deposit hold.

Program name: Access Alaska Rentals — Guest Notifications

Description: By providing your phone number and consenting during booking, you agree to receive transactional SMS messages about your reservation, including booking confirmations, pre-arrival instructions, and checkout reminders.

Message frequency: Typically 2–4 messages per reservation.

Message and data rates may apply.

To opt out, reply STOP to any message. To get help, reply HELP or email stays@accessalaskarentals.com. Opting out will not affect your reservation.

We do not share your phone number with third parties for marketing purposes. Messages are sent via Twilio.

Access Alaska Rentals and Green Earth Landworks LLC are not liable for: personal injury or loss occurring during your stay; disruptions caused by weather, power outages, or events outside our control; loss or theft of personal belongings; or issues arising from third-party services (internet, cable, appliances).

Our maximum liability to you in connection with any reservation is limited to the total amount paid for that reservation.

These terms are governed by the laws of the State of Alaska. Any disputes shall be resolved in the courts of Alaska.

We may update these terms periodically. The version in effect at the time of your booking applies to your reservation. Material changes will be reflected by an updated date at the top of this page.
